The rules surrounding whether or not your home extension requires planning permission can be quite complex. At JM Building we are happy to help discuss your project and advise on what is required.
Typically planning permission isn’t required provided you meet certain requirements. These include your extension not being more than 50% of the size of your house and the roof and eaves being lower in height than those of your existing property. The extension must be built on the rear or side of your property (not the front). Also, the materials used to build your extension should be similar to those of your house so that it doesn’t ‘stand out’ too much.
Whilst there is no law requiring you to appoint an Architect, JM Building would certainly recommend using one as an extension to your home is an important investment, and deserves experienced and professional attention.
An architect will help ensure your house extension is safe and legal, and be able to keep you up-to-date with architectural trends, provide ideas you’d possibly not considered before and produce drawings necessary to show your local authority Building Control and Planning teams.

Yes. Once you have accepted a quote from JM Building a Trade Coordinator and a Project Manager are allocated to run your project. Together they will manage all aspects of the build.
The first step of the project is to get your quote drawn into a contract. We then will build a Programme of Works, conduct pre-construction site meetings with the relevant trades and arrange a site set up to comply with health and safety regulations.
You will have regular meetings with the Project Manager and Trade Coordinator which allows us to discuss the progress of the project and next steps. Your Trade Coordinator will arrange relevant meetings and inspections with your appointed Building Control Inspectors right through to obtaining your final certificate of satisfactory completion for Building Regulations and any other necessary certificates such as electric and gas safety.
